I would assume that if the valves haven't been checked, let alone adjusted, not much other maintenance has been done either. But it does show that the seller is being honest. That being said the bike is pretty durable. And as long as there's oil in it, it'll probably be fine. Just plan on doing a lot of maintenance on it.. . . . I asked about valve tolerance inspection and it has not been accomplished according to the seller. . . .
At a 100,000km you're into consumables...wheel bearings/ brake pads/ seals etc, but its cheap. so expect that. These motors are softly tuned so that milage is not necessarily a problem. General condition...has it been thrashed off road or pavement princess? Valve check/ adj. runs over a grand at a shop here in NZ, so factor that in?
Wheels...rims/ spokes
Put in gear and check for excessive play in FD
CCT rattle on cold start up (always insist vendor does not warm up before you get there)
Coolant condition
Handlebar/ dash controls...
Grab bottom of forks and check headstock bearings
Look closely at nuts/bolts/screws...any sign of burring or other ham fisted wrenching?
Excessive sag in rear shock, good rebound on forks
Just to name a few. Other more learned folks will add to this. Its weird but I always assess circumstantial stuff when buying second hand...does the guy keep his yard tidy, house painted good etc. You can tell alot about a vehicle by the 'condition of the vendor' i reckon. Goodluck

I would change all of the fluids and find a dealer to check the valves. Go from there. Now, as far as the price goes, I don't know if that's good/bad for the bike. A lot will depend on extras on it.
